Condo Contract
Special Provisions

Dwelling Coverage

  • Covers the part of the structure you are responsible for.
  • Open Peril Coverage.
  • Replacement cost coverage.

Other Structures

  • Covers structures not attached to the main dwelling.

Personal Property

  • Covers the contents within the dwelling.

Perils Insured against:

  • Fire or Lightning.
  • Windstorm or Hail.
  • Explosion.
  • Riot or Civil Commotion.
  • Aircraft.
  • Vehicles.
  • Smoke.
  • Vandalism or Malicious Mischief.
  • Theft.
  • Falling Objects.
  • Weight of Ice, Snow, or Sleet.
  • Accidental Discharge or Overflow of water or steam.
  • Sudden and accidental tearing apart, cracking, burning, or bulging.
  • Freezing.
  • Sudden and accidental damage from artificially generated electrical current.
  • Volcanic Eruption.

Special Limits

  • Jewelry, Watches and Furs.
  • Portable Electronic Equipment in or upon a motor.
  • Money
  • Silverware, Goldware and Pewterware.
  • Firearms.

Loss of Use

  • Covers the additional living expenses.

Personal Liability

  • Up to $500,000.

Medical Payments

  • Covers the medical expenses you may be liable for.

Additional Coverage

  • Ordinance or Law: Included at 10%.
  • Debris Removal.
  • Reasonable Repairs.
  • Trees, Shrubs, and Other Plants: Perils covered against: Fire or Lightning; Explosion; Riot or Civil Commotion; Aircraft; Vehicles not owned or operated by a resident of the “residence premises”; Vandalism or Malicious Mischief; or Theft. $500 a tree.
  • Fire department service charge up to $500.
  • Property Removed.
  • Credit Card, Electronic Fund Transfer Card, or Access device, forgery and counterfeit money. Up to $500.
  • Loss assessment up to $1,000.
  • Collapse.
  • Glass or Safety Glazing Material.
  • Landlord’s furnishings up to $2,500.
  • Grave Markers up to $5,000.


  • Available deductibles: 1%, 2%, 3%, 5% $2500, $1000 for all perils including wind and hail.

  • Up to $3,000: Silverware, Goldware and Pewterware.

  • Up to $6,000: Portable Electronic Equipment in or upon a motor vehicle.
Additional amounts to coverage A
  • Can be added to provide additional coverage of 25% or 50%.
Coverage to rented residences
  • Can be endorsed to extend liability coverage to rented premises.
Animal Liability

Equipment breakdown coverage

View Endorsement

  • Added to provide coverage to equipment attached to the home that breaks down. Includes water heater, pipes. AC unit. Or dishwasher.
Golf Cart Coverage
  • Can be added to provide liability to golf carts on the premises.
Home Computer
  • Provides coverage for computer equipment up to $20,000.
ID Theft

View Endorsement

  • Provides coverage for identity theft expenses. Up to $25,000. No deductible applies.
Limited Fungi or microbes coverage
  • Can cover the policy at the following percentages of coverage A: 25%, 50%, 100%. Insured must prove that there is no existing mold in the home.  A statement from a qualified air quality testing firm certifying that the residence is free of toxic molds and that the overall mold levels in the residence are no greater than the mold levels of the ambient outside air. A statement from a licensed master plumber that the residence is free of water leaks and that all plumbing and drainage systems are in good working order.
Limited Water Backup

  • $1,000 deductible applies. Available limits: $5000, $10000, $25000.
Limited Water Damage

  • Added to lower premium. Only covers up to $10,000.
Other locations occupied by insured
  • Can extend liability to other locations the insured occupies.
Other members of the household:
  • Can be endorsed to add coverage for other members of the household.
Other structures rented to others
  • Can be endorsed to add liability coverage for structures the insured rents on the property.
Outboard motors and watercraft
  • Adds liability coverage for watercraft.
Personal Injury
  • Can add up to $500,000.  Coverage includes offenses such as false arrest, detention or imprisonment, libel, slander, defamation of character, invasion of privacy, and wrongful eviction or wrongful entry.
Replacement cost loss settlement personal property


  • Adds replacement cost loss settlement on contents.
  • Property you can schedule: Antiques, Bicycles, Cameras, Coins, Fine Arts, Furs, Golfers Equipment, Guns (Up to $10,000 per item, class limit of $20,000), Jewelry (Up to $25,000 per item), miscellaneous personal property, musical instruments, other sports equipment, silverware, stamps. You can schedule up to a maximum $150,000. Appraisal within 5 years is required if an item is over $10,000 in value. If the total schedule is over $25,000 the home will require a central burglary alarm.
Student Away from Home
  • Extends liability to a student away from home.
Loss Assessment Coverage
  • Optional limits include $5,000 or $10,000.
Water Damage Coverage
  • Adds coverage for water damage due to seepage or leakage of water or steam.
Premier Condo Endorsement ·       Personal property replacement cost

·       Coverage D extended for one week

·       Personal Injury Liability

·       Property Damage to others increased from $500 to $1,000

·       Loss Assessment Increased from $1,000 to $5,000.

·       Refrigerated Products – loss due to power failure: $500 per occurrence.

·       Lock replacement coverage up to $500 per occurrence.

·       Extended theft coverage for residence premises occasionally rented to others.

·       $500 reward for an insured who provides information to a theft conviction stemming from a covered loss

·       Additional Coverage Amounts: Money increased to $300/ securities increased to $2,000/ Credit Card increased to $2,500/ jewelry, watches & furs increased to $5,000 ($2,500 per item)/silverware, goldware & pewterware increased to $5,000/ theft of firearms increased to $5,000/ Business property on premises increased to $3,000, off premises increased to $1,000.

Age of home
  • Younger the home the better the discount.
Age of insured
  • Older the client better the discount.
Hip roof
  • Available if the dwelling has a hip roof. “A roof having sloping ends and sides meeting at an inclined projecting angle.”
Other business
  • Available without providing proof of other business with agency. Flood policies with UPC include discount.
Mortgagee Bill
  • Lower premium if the account is paid by a mortgage company. Also available if the insured pays in full.
  • Available if the insured has a direct, central, or local alarm. Central is the highest discount. Proof must be provided.
  • Available if the home has a sprinkler system.
Gated community
  • Available if the neighborhood is gated.
