Dwelling Coverage

  • Covers the structure of the home for materials, supplies, and Labor.

Exclusions

Other Structures

  • Covers structures not attached to the main dwelling.

Personal Property

  • Cover unscheduled personal property within the dwelling.

Loss of Use

  • Covers the cost to live elsewhere while being repaired.

Additional Coverage

  • Debris Removal.

  • Trees, shrubs and other plants. Up to 5% of coverage A. $500 a tree. Perils insured against:  Fire or Lightning. Explosion. Riot or Civil Commotion. Aircraft. Vehicles not owned or operated by a resident of the “residence premises”. Vandalism or Malicious Mischief. Theft.

Personal Liability

  • Covers the insured for bodily injury and property damage they are legally liable to pay.
  • Will pay for claim expenses, first aid expenses, damage to property of others.

Medical Payments

  • Covers the insured for medical payments they are legally liable to pay.

Deductibles

  • Available Limits: $500/$1,000/$1,500/$2,500/$5,000/$10,000/1%, 1.5%, 2%, 3%, 4%, 5%.
  • 2 percent wind and hail deductible required in the following counties: Bee, Brooks, Fort Bend, Goliad, Hardin, Harris County (excluding the TWIA area of the Southeastern portion of the county), Hidalgo, Jackson, Jim Wells, Liberty, Live Oak, Orange, Victoria, and Wharton.

State Auto Connect

  • Allows insured to pay bill, view policy, print documents, ETC.
  • Sign up required for each State Auto policy.

Actual Cash Value – Wind Hail Losses to Roof Settlement
  • ACV on losses to roof due to wind and hail for a lower premium.
Additional Residence Occupied by Insured
  • Property and liability coverage extended to secondary residence occupied by the insured.
Additional Residence Rented to Others
  • Extends coverage to residences you rent to others.
Assisted Living Care Coverage
  • Extends coverage to named insured’s or relatives who were members of the household but are now in an assisted living care facility.
Blanket Personal Property
  • Total amount of coverage allowed is $25,000. $5,000 per item. $10,000 per item for computers. Available items for this coverage: Jewelry, silverware, fine arts, coin collections, computers, firearms.
Builder’s Risk Coverage
  • Covers the home while it is under construction. Must be done by a licensed contractor. Home must be at least 21 months before completion
Building Additions and Alterations
  • 10% is available in each policy for additions and alterations. This endorsement allows you to add excess coverage for this.
Building Additions and Alterations – Other Residence
  • Same coverage as original endorsement, but is for other residences.
Business Pursuits
  • Extends liability for business pursuits on insured’s property. Not available if the insured owns the business.
Earthquake Coverage
  • Provides coverage for earthquakes after a certain deductible.
  • Available deductibles: 10%, 15%, 20%, 25%.
Extended Theft Coverage for Residence Premises Occasionally Rented to others
  • provides theft coverage to residence that is rented occasionally to others.
Farmers Personal Liability
  • Provides liability coverage for farming done on the premises. Cannot produce more than $5,000 a year in profits.
Increased Fire Department Service Charge
  • $500 is already provided by the policy. Can be increased to $2,000.
Foundation Coverage
  • The endorsement provides coverage for settling, cracking, shrinking, bulging or expansion of foundations, floor slab or footings that support the dwelling caused by seepage or leakage of water or steam from within a plumbing, heating, air conditioning or automatic fire protective sprinkler system. The coverage includes the cost of tearing out and replacing any part of the building or covered property necessary to repair the system from which the water or steam escaped. The loss to the system or appliance from which the water or steam escaped is not covered.
Functional Replacement Cost Loss Settlement
  • Materials to build will be just enough to repair and not up to same quality as the original.
Home Business Insurance
  • Certain businesses are covered under this and can be added to your homeowner’s policy. Up to $250,000 in revenue allowed for this coverage.

Coverage:

  • BPP up to $5,000. Can be added up to $10,000. Other endorsement will allow this limit to go up to $50,000.
  • 12 months of business interruption coverage.
  • Money increased to $1,000.
  • Valuable papers up to $2,500.
  • Accounts receivable up to $5,000. $2,500 off premises.

  • Accounting Service. Including Tax Service. No Financial Planning.
  • Barber and Beauty Shop Supplies. Nothing manufactured by insured or sold under insured’s own label.
  • Barber Shop. No tanning beds.
  • Barber/Beauty Supplies Representative. Excluding those involved in design, repackaging, or re-labeling. Excluding direct importing of foreign goods if manufacturer has no U.S. operations. Must be named as Vendor Additional Insured on the manufacturer’s policy.
  • Beauty Salons. No tanning beds.
  • Bookkeeping Service. No financial planning.
  • Ceramics, Pottery or Clay

  • Fabrics, including Sewing, Knitting or Quilting

  • Marketing Consultant. Advise on best methods for selling clients products or services. Does not become involved with carrying out the plans.
  • Personal Care Products
  • Pet Grooming. No overnight boarding.
  • Photography Studios. Only incidental photo finishing.
  • Real Estate Agents. No property management or investment service exposures.
  • Real Estate Appraiser
  • Resume Service
  • Tailoring/Alterations and Seamstresses. No dry-cleaning or laundry services.
  • Videotaping, Dubbing and Editing
Home Day Care Coverage
  • Provides liability and property coverage if you operate a day care out of your home.
HomeXtended Coverage
  • Coverage up to $500 for direct physical loss or damage to cellular phones which are owned by an“insured”.
  • Coverage up to $500 for direct physical loss or damage to a Global Positioning System (GPS) that is owned by an “insured” or “family member” that is not located in or upon a motor vehicle.
  • False Alarm Coverage up to $1,000.
  • Fire Extinguisher Coverage up to $250.
  • Computer-Personal Records Coverage up to $1,500.
  • Personal Property Business Use Coverage up to $5,000.
  • An additional limit of $10,000 for Identity Fraud Expense, if the Identity Fraud Expense Coverage is part of your policy.
  • Coverage for added Mortgage & Related Expense coverage paying up to $1,000 in acquisition costs for title search, appraisal fees and application fees as a result of a total loss to the property and up to $2,000 per year for the difference in interest rate based on the balance owed on the current primary mortgage at the time of the loss and at the terms of the current primary mortgage.
Identity Fraud Expense Coverage
  • Provides $15,000 to cover ID fraud expenses. $500 deductible applies to this coverage.
Increased Amount of Insurance For Property Located in a Self-Storage Facility
  • Can increase the limit to 25% of coverage C. 10% of coverage C is provided on the policy currently.
Increased Limits of Business Property on Residence Premises
  • $2,500 of limit available for business personal property on your current personal property. Can be increased to $50,000.
Increased Personal Property – Other Residences
  • Can be increased to 25% of coverage C. 10% already provided.
Landlord’s Furnishings
  • Available for apartments you own. $2,500 is already provided. Can be increased to $10,000 in increments of $500.
Livestock Collision Coverage
  • Must have the Famers Personal Liability Coverage. Up to $400 per animal.
Loss Assessment Coverage
  • $1,000 limit already included on the policy.
  • Available additional limits included: $5,000/ $10,000/$15,000/$25,000/$50,000.
  • Loss assessment earthquake coverage is also available.
Ordinance or Law Coverage
  • 10% of coverage A automatically provided with each policy. Can be increased to 25% or 50% of coverage A.
Other Members of a Named Insured Household
  • Extends coverage to other members of the household.
Personal Injury Coverage
  • Can be added to protect against damages caused by: false arrest, malicious prosecution, wrongful eviction, slander, libel, or violations of right of privacy.
Personal Property Replacement Cost Loss Settlement
  • Changes the loss settlement for personal property to replacement cost instead of actual cash value.
Refrigerated Personal Property
  • $500 available for products stored in freezers. $100 deductible.
Scheduled Personal Property
  • Anything over $10,000 requires a bill of sale.
  • Total amount scheduled cannot go above dwelling limit.

Sinkhole Collapse
  • Can be added to cover damages due to sinkholes
Theft – Dwelling under Construction & Theft of Building Materials
  • Available limits for this coverage are: $5,000/$10,000/$15,000/$20.000/$25,000/$50,000.
Water Backup and Sump Overflow
  • Available limits: $5,000/$10,000/$25,000/$50,000/$100,000.
  • $1,000 deductible applies.
Water Damage Coverage
  • Covers the home for water damage by seepage or steam.
Water Craft Coverage
  • Physical damage coverage for watercraft trailers – Coverage can be purchased for the trailer of a covered watercraft. A $100 deductible applies to trailers of pleasure boats and a $250 deductible applies to trailers of yachts.
  • B. Emergency service or towing and labor coverage for disabled watercraft may be provided up to a maximum of $2,500. Available limits are: $500, $1,000 and $2,500.
  • C. Sailboat Racing Buy-Back – Racing coverage for loss or damage to the following sailboat components may be purchased: spars, spinnakers or sails. This option is available for pleasure boats only. Attach Sailboats (Racing Buy-back) Amendatory Endorsement.
  • D. Broadened Navigational Territory Limits – Bahamas (Yacht Only) – When a yacht is rated for Territory III, the coverage territory may be extended from 12 statute miles off the US coastline to include the navigable waters to and from the Bahaman Islands provided the trip originates and ends in the Atlantic and Gulf coastal waters.
  • E. Increased Navigational Limits – When a boat or yacht is rated for Territory III, the coverage territory may be extended from 12 statute miles of the coastline to 20 statute miles of the coastline for pleasure boats and to 50 statute miles of the coastline for yachts.

Endorsements:

Miscellaneous Accessories/Detachable Equipment – Increased Limits (Pleasure Boat Only) – The basic policy limit of $500 may be increased. Refer to the policy for a description of coverage. Indicate limit increase during the quoting process.

H. Additional Equipment (Yacht Only) – Coverage may be purchased for furniture and equipment needed for the maintenance and use of the yacht. Combine limit with yacht hull value.

I. Uninsured Watercraft Coverage – This optional coverage affords protection for compensatory damages which an insured person is legally entitled to recover from the owner or operator of an uninsured watercraft. Use form WC0401.

Discounts:

Boating Course Credit – An insured is eligible for this credit if he/she has completed a piloting/seamanship course offered by the U.S. Coast Guard Auxiliary or U.S. Power Squadron. Proof of successful completion is required.

B. Membership Credit – An insured is eligible for this credit if he/she is an active member of the U.S. Coast Guard Auxiliary or U.S. Power Squadron. Proof of membership is required.

C. Fire Extinguishing System Credit – This credit is applicable for those watercraft with approved, built-in fire extinguishing systems which automatically discharge upon detection of fire in the engine compartment. The credit does not apply to portable, hand-held fire extinguishers.

D. Miscellaneous Safety Equipment – Credits are given for miscellaneous safety equipment. Qualifying devices include:

 Depth Sounder/Fathometer/Sonar

Reduced Navigation Period – (Yacht Only) – Base premiums are calculated based on a seven (7) month navigation period, with the exception of Territory III, Atlantic and Gulf Coastal Waters where base premiums are calculated on a 12 month navigation period. This navigation period, whether seven (7) month or 12 month, may be reduced for a credit.

Multi-Policy Discount – This credit is available for insureds who have their automobile, dwelling fire, business auto, legacy home, seasonal/secondary or umbrella policy and homeowners policy written with the State Auto Insurance Companies.

Advanced Quote
  • The farther away the effective date on the quote the larger the discount. Cannot exceed more than 45 days away.
Financial Stability Rating
  • The better your credit rating the higher the discount. Surcharge also possible for bad credit.
Home Purchase Discount
  • Available if the property is newly purchased.
Multi-policy discount
  • Available if you have another State Auto policy or plan to have another policy within that term. Lost at renewal if never added.
Prior Carrier Discount
  • Available if the insured was with the same carrier for more than three years. If you have been with the prior carrier for more than 6 years the discount is larger.
Protective Devices Discount
  • Available if you have burglary alarm, Fire Alarm, Sprinkler system, Temperature monitoring.
Smart Home Credit Discount
  • Available if the home has the following: Smart camera, smart smoke alarm, smart lights, automatic temperature detection, water leakage/automatic shut off, gas leakage detection/automatic shut off.
